Eligibility: The “Free Rent for a Year” Sweepstakes ("Sweepstakes") is open to legal residents of, and physically residing within, the 48 contiguous United States or the District of Columbia, age 18 or older at time of entry. Employees of E.Z. Properties, Inc. and Washington University in St. Louis (collectively, the “Sponsors”), and their parent companies, subsidiaries, affiliates, advertising and promotion agencies (collectively the “Sweepstakes Parties”) and their immediate family members and/or those living in the same household of each are not eligible to enter or win. Sweepstakes is subject to all applicable federal, state and local laws and regulations. Void in Alaska, Hawaii, Puerto Rico, other U.S. territories/possessions and where prohibited by law.
Sweepstakes Entry Period: Sweepstakes begins at 12:00 AM Eastern Time (“ET”) on April 1, 2013 and ends at 12:00 AM (ET) on June 1, 2013. Sweepstakes Entry Period consists of one (1) daily entry periods.
All entries received during a given daily entry period will only be valid for the daily prize drawing for which they were received and will not be entered or rolled over into subsequent daily prize drawings. All eligible entries received during the Sweepstakes Entry Period for any of the aforementioned daily prize drawings will automatically be entered into the Grand Prize drawing. If no eligible entry is received for any daily prize drawing, such prize will be awarded as an additional prize in the following daily prize drawing. This process will be repeated until all daily prize(s) are awarded. If no eligible entry is received for the last daily prize drawing, then such prize will be awarded from all eligible entries received during the Sweepstakes Entry Period.
How to enter: Visit www.EZProperties.com/freerent and follow all online entry instructions to complete and submit the online entry form so it is received during an applicable daily period. To qualify for a daily prize, your entry must be received during the applicable daily entry period. Limit: One (1) entry per person per day. The Sponsors and/or their judges reserve the right to disqualify all entries tied back to an individual from the Sweepstakes drawing if he/she entered daily with multiple email addresses or under multiple identities. All entries and requests become the Sponsors’ property and will not be returned or acknowledged.
Prizes and their Approximate Retail Values (ARV): One (1) Grand Prize: rental contract with E.Z. Properties, Inc., with one year already paid. (approximate Manufacturer’s Suggested Retail Price “MSRP”: $12,000.00).
Sixty (60) Daily Prizes: Each daily winner will receive one (1) gift card containing ten dollars ($10.00) of Bear Bucks (ARV: $10.00).
Odds of winning a daily prize depends on number of eligible entries received per day, and the odds of winning the Grand Prize depends on the total eligible entries received during the Sweepstakes Entry Period. Limit one prize per household. Total ARV of all prizes: $12,600.00.
Grand Prize and First Prize Winners shall be required to present adequate personal identification prior to taking possession of prize. Grand Prize and First Prize Winners are responsible for all travel expenses associated with traveling to E.Z. Properties, Inc.’s office closest to winner’s primary residence (as determined by Sponsors). Grand Prize and First Prize Winners will be notified when prize is available for pick up; which may take up to 30 days from date of order. Sponsors are not responsible for delays in delivery of the prize. If Grand or First Prize is not picked up within thirty (30) days of the date the prize is delivered to the specified dealership, the winner shall bear any risk of loss or damage to the prize, and after thirty (30) days the prize may be forfeited by the winner. MSRP is based on standard manufacturer package and does not include additional features/options. Grand and First Prize winners are responsible for other options not expressly included and for fees (if required by state law at time the prize is picked up), as well as all applicable tax liabilities. Grand and First Prizes are based on availability and certain restrictions apply. Selection of apartment and lease terms will be at Sponsors’ sole discretion. Upon delivery of the Grand or First Prize to the winner, Sponsors will be deemed to have awarded the prize to the winner with winner assuming full responsibility for the prize. Grand and First Prize Winners must sign a release of liabilities, any required agreement and affidavit prior to receiving prize.
Winner Selection and Notification: All winners will be selected by random drawing under the supervision of an independent judging organization (“judges”) whose decisions are final and binding. Potential daily winner will be selected within seven (7) day of the end of each daily entry period deadline. Potential Grand and First Prize winners will be selected on or about June 15, 2013. All winners will be notified by email and/or mail and Grand/First Prize winners will be required to complete and return an Affidavit of Eligibility and Liability and a Publicity Release (“Affidavit”) within 10 days of date specified on notification, or an alternate winner will be selected. If Affidavit or prize notification is returned as undeliverable, it will result in disqualification, and the corresponding prize will be awarded to an alternate winner in a separate random drawing. All taxes and any other incidental expenses on prize are the sole responsibility of winners. No substitutions are permitted except by the Sponsors who reserve the right to award a prize of comparable or greater value if the prize is unavailable as determined by Sponsors in their sole discretion. Prizes are not redeemable for cash. Prizes are non-assignable and non-transferable. Winners are responsible for all federal, state, local and income taxes. Grand and First Prize winners will be required to furnish his/her social security number and an IRS Form 1099 will be filed in the name of the winner for the retail value of the prize.
General Provisions & Limitations: Entry and acceptance of prize constitute permission for Sponsors to use each winner's name, prize won, hometown and all versions of his/her likeness for online posting as well as any and all promotional purposes without further compensation, except where prohibited by law. Participating entrants agree to these Official Rules and the decisions of the judges and the Sponsors. By participating in this Sweepstakes, entrants agree to release and hold harmless the Sponsors, the Sweepstakes Parties and each of their respective parent companies, affiliates, subsidiaries, officers, directors, representatives, agents and employees, from any and all liability whatsoever for any injuries, losses or damages of any kind arising from or in connection with, either directly or indirectly: 1) the awarding, acceptance, receipt, possession, use and/or misuse of prize awarded herein; or 2) participation in the Sweepstakes or any prize related activities, including but not limited to traveling to or from any prize related activity. In the event Sponsors are prevented from continuing with the Sweepstakes as contemplated herein by any event beyond its control, including but not limited to fire, flood, hurricane, earthquake, explosion, act of God or public enemy, satellite or equipment failure, riot or civil disturbance, terrorist threat or activity, war (declared or undeclared) or any federal, state, or local government law, order, or regulation, or order of any court or other cause not within Sponsors’ control, Sponsors shall have the right to modify, suspend, extend or terminate the Sweepstakes.
This Sweepstakes shall be governed by and interpreted under the laws of the State of Missouri, U.S.A. without regard to its conflicts of laws provisions. By participating, entrants agree that any and all disputes arising out of or relating in any way to this Sweepstakes shall be litigated only in courts sitting in St. Louis, MO, U.S.A.
